Summary of Findings

In order to communicate the zoning and planning issues that will affect the quality of life in the Lake Los Angeles Community, the Lake Los Angeles Rural Town Council, Zoning Committee, with the cooperation and support of the Lake Los Angeles Chamber of Commerce, respectfully submits the following:

Zoning Issues

The need to attract additional business growth within the Lake Los Angeles Community is Critical. To facilitate and promote this growth and to bring this unincorporated area in line with the overall General Plan for the County of Los Angeles. This Committee requests the following initial findings be implemented.

(1)   The current C-2 Commercial lots identified in the attached (Appendix C.) be changed from C-2 Commercial to C-3 Commercial.

(2)   The current R-3 lots identified in the attached (Appendix D.) be changed from R-3 to R-A 20k

(Continued)

Other Issues

In addition, the following issues were identified during the course of this study. These issues will also need to be addressed.

The Lake Los Angeles Chamber of Commerce is looking to your office to provide the information and assistance needed in resolving these issues.

Easement Abatements

This Community unanimously favors some sort of Easement Abatement. The vacation of existing and future street easements is a primary issue.

A meeting with the appropriate parties to discuss these issues will be required.

Equestrian Issues

The equestrian population in this community is adamant about keeping the integrity of the complex trail systems that traverse this community intact and un-obstructed. In addition, the Lake Los Angeles Community Standards and Development Committee will further address the trail systems.

SEA & ESA Issues

In order to update local records and help insure the integrity of the current SEA, ESA’s. Further definition and clarification of the existing and future proposed SEA, ESA’s is required.

Sincerely

Paul Bean
